The Dick White House is being sold by Coldwell Banker realtors after the renovation money is spent or no later than the summer of 2027.  As of April 18, 2025 the Dick White House will be listed for sale around Memorial Day Weekend.

Peace of mind terms offered with the $50,000 donation will include giving the partner, loan co-signer or real estate investor "power of attorney" to sell 75 E Dogwood Trail in the event that the owners of 75 E Dogwood Trail ever have less than 4 month's worth of mortgage payments in a savings account.   Peace of mind terms are negotiable and are expected to make the agreement as risk free as possible for the help obtaining funds secured by 75 E Dogwood Trail.

The 75 E Dogwood Trail property was bought for $625,000 and currently has a $520,000 mortgage secured against the property. There currently is more than $250,000-$330,000 of equity in 75 E Dogwood Trail according to some lender's communication received last summer.  Unfortunately, the homeowners are unable to access their own equity without a co-signer.  The more than 1 acre with 450' of canal frontage has plenty of room for a second home to be built on the property as an "Accessory Dwelling Unit" (ADU) or a separate single home if Southern Shores approves the proposed Town Code 36-414(c) zoning amendment.  The co-signer is not required to do anything but co-sign the loan secured against 75 E Dogwood Trail and a total of $50,000 will be donated to the Southern Shores Civic Association in the co-signer's name.  The loan will be paid completely with the sale of 75 E Dogwood Trail upon completion of the renovation and addition.  The terms of the $50,000 donation are negotiable, but a $25,000 donation paid at the time of loan acquisition and a 2nd $25,000 donation at the time of the 75 E Dogwood Trail sale when renovations and additions are completed is preferred.

If renovation funds are not obtained to continue the renovation, the Dick White House will be sold after Southern Shores Town Council votes on the Town Code 36-414(c) zoning amendment.  The owners will make a $50,000 donation to the Southern Shores Civic Association when the Dick White House renovation is sold for a $400,000 loan secured against 75 E Dogwood Trail in the 2nd lien position at 7.5% interest.  The loan does not need to be disbursed all at once and can be disbursed as renovations and additions are complete.  There is a $520,000 lien secured against 75 E Dogwood Trail in the 1st position and a $400,000 loan would be used for renovations of the existing 3543 sq ft  home, the addition of an "ADU" with living space and a pool.
